Duplex rental property in the Columbia, SC market
For Columbia Owners

Columbia is not one rental market. It is six.

A 1940s bungalow in Shandon rents to a different tenant, on a different timeline, than a brick ranch off Leesburg Road near Fort Jackson or a newer townhome in the Northeast.

Our office is at 1034 Wildewood Centre Drive, Suite A in Northeast Columbia, a short drive from Fort Jackson, Sandhills and the Two Notch Road corridor. That location is deliberate: the homes we look after are the ones we drive past, in Spring Valley, Wildewood, Dentsville and out toward Elgin.

Taxes surprise owners more than tenants do. South Carolina assesses a rental at the 6% ratio rather than the 4% legal-residence ratio, and Richland County millage is not Lexington County millage. We run the rent, the maintenance reserve and the tax line before you decide to lease — not after.

Fort Jackson is the Army's largest basic combat training installation and it sits inside this metro. Training cycles turn over year round, which keeps steady demand near post in Northeast Columbia, Elgin and Blythewood — and the families arriving on orders need a landlord who answers the phone.

Here is what a managed month actually looks like. We market and show the home, screen the applicants, prepare and sign the lease, collect rent on the first, hold a repair reserve, dispatch a trade when something breaks, and send you a statement with the receipts attached. At turnover we inspect, clean, paint, punch the list and put the home back on the market. You hear from us before the money is spent, not after.

  • Tenant placement and screening — applications, income verification, references and a signed lease
  • Rent collection with a monthly owner statement that shows where every dollar went
  • Maintenance coordination with local trades, with photos and an approval before the work
  • Compliance with South Carolina landlord-tenant law and fair housing requirements
  • A resident portal for online payments and maintenance requests

What We Manage

All management services

Single-family rentals

Long-term homes in Shandon, Rosewood, Forest Acres, Spring Valley, Wildewood and the Northeast Columbia suburbs. One tenant, one lease, one point of contact.

Duplexes and small multifamily

The asset class John managed for over a decade. Per-side leases, separate meters where the property allows, and maintenance triage that keeps the other side quiet.

Military and out-of-state owners

If you PCS to another post, we handle showings, repairs and turnover while you are away and email your statements. John is a Military Realtor who has moved a family on orders.
